EPDM Rubber on Older Ann Arbor Roofs Where the Deck Still Decides

A lot of the roofs we get called to look at first went on twenty or twenty-five years ago as EPDM, and a fair number of those buildings , older downtown Ann Arbor low-rises, some of the industrial stock in Ypsilanti Township left over from the Willow Run manufacturing era , are still good candidates for the same membrane chemistry today. EPDM's synthetic rubber holds up well against UV and ozone over decades, which is exactly why so much of it is still in service. Whether it's still the right call depends more on the deck than on the membrane.

Ballasted, Mechanically Attached, or Fully Adhered

EPDM comes with three attachment options and each puts a different load or stress pattern on the deck underneath. Ballasted EPDM uses loose stone to hold the membrane down instead of adhesive or fasteners, which is a fast, economical install, but it adds real dead load , often ten pounds per square foot or more , and that matters on an older structure where we don't yet know the deck's remaining capacity. Mechanically attached systems use fewer fasteners than a comparable TPO install because rubber doesn't need the same weld-line spacing, but each fastener is still a penetration to track. Fully adhered EPDM skips both the ballast weight and the added penetrations, which is usually our default recommendation on older buildings until a structural review says otherwise.

Before recommending ballast on any building older than a few decades, we confirm the deck's load capacity rather than assuming a roof that held gravel ballast under a built-up system decades ago can automatically carry loose stone under EPDM today.

Taped Seams and What Cold Does to Them

Unlike TPO's heat-welded seams, EPDM seams rely on adhesive tape, and that adhesive bond depends on substrate temperature and cleanliness at the time of install more than a hot-air weld does. Michigan's shoulder-season cold snaps , a 34-degree morning in late October isn't unusual , can slow tape adhesive cure enough that a seam rolled too quickly won't reach full bond strength. We hold to manufacturer minimum application temperatures and don't compress the schedule to beat a forecast, because a seam that looks stuck the day it's installed can still fail the following winter if the tape never fully cured.

Black Versus White EPDM and the Cooling-Load Question

Standard EPDM is black, which absorbs solar heat rather than reflecting it , useful in a market with real winter heating-load season, since some of that absorbed heat transfers into the building below. On a warehouse or light-industrial roof where winter heating cost matters more than summer cooling, black EPDM's heat gain can work in an owner's favor. On a Michigan Medicine clinic building or a lab space with a heavy year-round cooling load from equipment and humidification systems, a white EPDM membrane cuts summer rooftop temperature and reduces the load on rooftop condensers. We size that recommendation to the building's actual HVAC profile rather than defaulting to one color.

Where EPDM Still Makes Sense Today

We still spec EPDM on lower-slope buildings with moderate rooftop equipment density, on older structures where added dead load from a heavier system is a real concern, and on buildings where UV and ozone exposure over a multi-decade service life matters more than the seam-welding speed TPO offers on a large open field. It's a poor fit for high rooftop foot traffic or grease exposure, where a heat-welded or chemically resistant membrane holds up better.

Questions We Get About EPDM

Is a twenty-year-old EPDM roof always a tear-off, or can it be recovered?

Depends on the deck and insulation underneath. If core cuts confirm the insulation is dry and the deck is sound, a recover over the existing EPDM field is often viable and considerably less expensive than full tear-off.

Why does ballast weight matter on an older building?

Loose stone ballast can add ten pounds per square foot or more to the roof load. On a structure whose original design margin we haven't verified, that additional dead load needs a structural check before we'd recommend it.

Do taped EPDM seams really fail more than welded TPO seams?

Not inherently, but taped seams are more sensitive to install-day temperature and surface prep than a hot-air weld. Installed within spec, an EPDM seam holds up for decades; installed in marginal cold without full cure time, it's the first thing that fails.

Should I choose black or white EPDM?

It depends on the building's heating and cooling balance. A warehouse with a real winter heating load can benefit from black EPDM's solar gain; a lab or clinic building with a heavy year-round cooling load usually does better with white.

Can EPDM handle rooftop foot traffic near mechanical equipment?

It tolerates occasional traffic, but frequent service access wears an unprotected membrane faster than a heat-welded system. We add walkway pads at any unit serviced regularly, regardless of membrane type.
